Real estate search
Are you looking for an apartment or a house in the Engadine, but can’t find it on the real estate portals? We know the market very well and are happy to assist you. Our service includes all aspects that will help you to find your dream property – from the needs analysis and advice on the specifics of certain locations to the targeted property search and support in negotiations and the conclusion of the contract.
Property Management and Tenant Management
We currently manage over 120 residential units, either owned or for clients. In addition to administration and accounting, we take care of all contractual arrangements, the handling of legal disputes, insurance management, accounting, ancillary cost accounting and taxes. The management of longer term rentals in particular is complex and requires specific experience. We currently have over 100 rentals under contract and have the relevant know-how in Swiss tenancy law, including the specifics of the Engadine.
Technical building management, caretaking and cleaning
We are specialists in the field of technical building management. Building technology is becoming increasingly complex – from heating control and consumption measurement to building monitoring and locking systems. We organize this for you. You can also delegate the classic caretaking and cleaning of your property to us. Here we work together with suitable service providers.
Energy Efficiency and Solar Power
In the Engadine, the sun shines around 50% more frequently than in the lowlands. We are high in the mountains and have close to no fog. So an ideal region to have the sun produce electricity. Together with specialists, we offer not only modern solar systems but also refurbishments in the field of energy efficiency. In 2011, we completely renovated our company building, reduced energy consumption by 60% and installed a solar system. In 2012, we were awarded the Swiss Solar Diploma. With the Central in St. Moritz-Bad, we were able to build the first and so far only Minergie P house in St. Moritz, which was awarded the “House of Model Character” by the canton.
Renovation and Reconstruction
With our experience in interior design, we can help you with your renovation or conversion project. If you wish, we can take over the entire construction planning and site management. For larger projects, we represent you as the client in the planning team and with the building craftsmen. In this way you receive a tailor-made investment and service package from the authorities, architects, site managers, specialist planners and the respective tradesmen – everything conveniently from a single source.
Valuation and Sales Mandates
We support you in the professional valuation and sale of your property in line with the market. We work with you to develop the necessary basics such as land register, building law, technical reports or professional photos. We then define the sales strategy together with you and act as a broker in your interest until the sale is successfully completed.
